NREIT Opens ₦30.4bn Series 6 Offer at ₦105 per Unit

Nigeria Real Estate Investment Trust (NREIT), the largest listed real estate investment trust on the Nigerian Exchange, has opened its Series 6 offer, seeking to raise up to ₦30.4 billion at ₦105 per unit.

The raise is being carried out under the fund’s ₦400 billion NREIT Issuance Programme. The offer, managed by Chapel Hill Denham, is open from July 9 to August 7. According to the offer terms, proceeds will be deployed toward acquiring new assets in the fund’s investment pipeline — a move that expands its underlying property portfolio and reinforces its position as the market leader in Nigeria’s REIT segment. If fully subscribed, the offer is expected to lift the fund’s capitalisation from around ₦180 billion to over ₦210 billion, deepening its scale relative to peers on the exchange.

For readers less familiar with the structure, a REIT allows investors to gain exposure to income-generating real estate — offices, retail space and commercial property — without the large capital outlay and illiquidity that come with owning property directly. NREIT is managed by Chapel Hill Denham Management Limited, with Stanbic IBTC Trustees Limited as joint trustee and Rand Merchant Bank as custodian, under SEC oversight. Like other REITs, it is required to distribute the bulk of its rental and dividend income — typically at least 75% — to unit holders, which is what makes the vehicle attractive to income-focused investors.

NREIT was first admitted to the NGX Main Board at the end of December 2025 (Series 1–4), so Series 6 represents a continuation of the fund’s phased capital-raising strategy rather than a fresh listing.
